Residential Tenancies Documentation
We organise all relevant documentation and the security bond to be forwarded to the Residential Tenancies Tribunal.
On a regular basis a thorough inspection of the property is conducted and a Property Report compiled. This report is forwarded to you for your records.
Each month you will receive a statement showing details of rent received and any relevant expenditure. Any maintenance issues are approved by you prior to expenditure taking place. All funds are handled through an audited trust account.

We Look After Your Responsibilities
Owners are responsible for everything inside the front door of their unit and for the balcony. You are responsible for ‘fair wear and tear’ under the Residential Tenancies Act 1994. Like any other asset, regular maintenance is required on an investment property. We can advise you of any repairs needed to maintain the capital value and rental return of your investment. A well-maintained property will also encourage good tenants.
It is a legal requirement that rented properties be ‘fit to live in’ and therefore any urgent repairs – such as any fault or failure of the electricity or water supply – must be carried out by a qualified tradesperson as soon as reasonably possible. A breach of your duty of care to provide safe premises may mean you are sued for negligence. For taxation purposes, repairs and maintenance can be included as a deduction.
